The project

The house sits at the end of a quiet squared road in an established part of Llantwit Major, its ground floor raised some 1.2 metres above the garden. The kitchen was cramped and turned its back on a south-facing plot.

The proposal adds about 37.5 square metres in a single storey to the rear: an open-plan kitchen and dining room, a utility room and a shower room. A raised deck is set flush with the internal floor, so the living spaces step straight out into the garden, and it is held a metre back from the neighbouring boundary to protect privacy.

The extension is finished in render to match the house and in vertical timber cladding left to weather, with restrained aluminium glazing. A flat roof keeps it low and subordinate to the two-storey house. At the front, a modest pitched brick porch encloses the existing entrance, following porches already found along the street.

We prepared the scheme to RIBA stage 3 with a full Design and Access Statement, drainage mapping, and an early build-over conversation with Welsh Water about the public drain that crosses the site.
